Notice is hereby given that a special meeting of the Pine Harbor Owners’ Association will be held on Saturday, September 9, 2023, at 10:00 am at the Pine Harbor Owners’ Association Office, 150 Whispering Pines Rd, Jefferson TX 75657, at which time the subjects to be considered or upon which any formal action may be taken are as listed below. Items do not have to be taken in the order shown on the meeting notice. Unless removed from the Consent Agenda, items identified with the consent agenda will be acted on at one time.

Agenda items include:

1) Call to Order by President Charles Ballard
2) Invocation Payer
3) Consent Agenda
a) Consider and/or approve 9-2-2023 Special PHOA meeting minutes.
4) Consider, Discuss and/or approve necessary action to undo any and all actions to dissolve the Pine Harbor Owners’ Association.
5) Consider, Discuss and/or approve necessary action to review the financial report for the Month of August 2023. Report presented by Jennifer French.
6) Consider, Discuss and/or approve necessary action to Discuss what the Bus route and stops is for Jefferson ISO at Pine Harbor (from 8-19-2023 meeting).
7) Consider, Discuss and/or approve necessary action to finding’s from contacting the Water Company about false charges for Sewer. Discuss conversation with TCEQ about water quality (from 8-19-2023 meeting).
8) Consider, Discuss and/or approve necessary action to make emergency road repairs (from
9- 2-2023 meeting, requested by Larry B).
9) Consider, Discuss and/or approve necessary action to when will the HOA start helping with the squatters and properties that need to be cleaned posing health concerns (from 9-2-23 meeting, requested by Charles J).
10) Consider, Discuss and/or approve necessary action to Review Pine owners Rules, Regulations and Restrictions (as approved January 11, 2017) to make sure they reflect current conditions (from 9-2-2023 meeting, requested by Darlene K).
11) Welcome Members and Guests:
Public Comments: Limited to members of the Pine Harbor Owners’ Association, who must sign up in advance on the list and must limit to 3 minutes conversation. PHOA Board members may ask questions, but shall not discuss items that are not on the agenda. On a subject not on the agenda, it may be requested to be placed on a future agenda. While civil public criticism is not prohibited; disorderly conduct or disturbance of the peace as prohibited by law, including any personal attacks on board members, or other PHOA members, shall be cause for the chair to terminate the offender’s time to speak.
12) Consider, Discuss and/or approve necessary action to add items to future agendas
13) Ratify the next meeting date of October 14, 2023, at 10am

14} Executive Session
The Pine Harbor Owners’ Association reserves the right to adjourn into Executive Session at any time during the course of the meeting to discuss any of the matters listed above or below, as authorized by the Texas Government Code Section 209.0051(c} for deliberations involving:
a. Personnel
b. Pending or threatened litigation
c. Contract Negotiations
d. Enforcement Actions
e. Confidential Communications with the POA Attorney
f. Invasion of Privacy of individual owners
g. Matters to remain Confidential by request of affected parties and agreement of the board
15) Adjournment to Executive Session
